Asphalt Paving

We enjoy working with you on new projects and exploring ideas to protect or improve your property. We work closely with your engineer and surveyor to ensure that your pavement is laid with precision and meets the required specifications for proper drainage and mat thickness.

Crack Filling Joint Sealing

Crack Filling

Crack filling is the most important and least costly thing you can do to preserve your pavement. We start the process by cleaning the cracks with an industrial air compressor, router the cracks as needed, and remove any weeds. Then we fill the cracks with commercial grade crack sealant. Filling the cracks ensures that the water won’t erode the base under your pavement and prevents ice from expanding in the cracks during the winter months.

Seal Coating

We recommend that your pavement is covered with two coats of black sealer after crack filling. In addition to improving curb appeal, this service fills and seals cracks up to a quarter inch wide and seals cracks that are just beginning to form. Pavement is made up of a sticky tack oil (crude oil) that holds together sand and rocks to form your pavement. As asphalt ages, it begins to lose oil and sand aggregate causing its strength and flexibility to diminish and fail. Sealcoating the surface adds oil back into the asphalt, fills and prevents small cracks, and prevents the erosion of fine aggregate. Seal coating also increases your pavement’s ability to absorb heat in the winter to melt snow.

We can retouch your existing layout or paint lines from a custom blueprint you provide. While following city codes and parking lot standards, we can also work with you to design your layout for maximum occupancy, efficiency, and accessibility.

Asphalt Overlay Resurfacing

Overlay

Surfaces that have widespread “alligator” or “spiderweb” cracking may require an asphalt overlay. The end result is a fresh, smooth pavement at a fraction of the cost of removing and replacing your existing asphalt. Some parking lots or driveways may be too high for an overlay, preventing proper watershed. In this case, we recommend removing the existing asphalt, regrading and packing the base, or milling the surface (see ‘Paving’ & ‘Milling’).

Asphalt Patching

Patching

You may have only a few small areas in your asphalt that are too damaged to crack fill and sealcoat. We repair these areas by removing and replacing the existing asphalt. To ensure the longevity of the patch and the surrounding asphalt, we recommend filling any cracks you may have and sealcoating the surrounding surface.

Asphalt Milling

Milling

Some parking lots have been overlaid a few too many times, and the asphalt can be much higher than the concrete gutters. In some cases, doing an overlay may inhibit water drainage. Our asphalt cold planer can grind asphalt down below finished grade to allow room for an overlay that will be flush with your existing gutters.
